What is triple net (NNN)?
Lease structure where tenant pays base rent plus pro rata share of taxes, insurance, and common area maintenance (CAM). Common for retail and office. Tenant takes the operating-cost risk; landlord gets predictable rent.
What is a CAM charge?
Common Area Maintenance. Pro rata share of expenses to maintain shared areas (parking, landscaping, lobbies, exterior). Calculated on a per-square-foot basis from total annual CAM expenses. Watch for CAM caps and exclusions.
What is a TI allowance?
Tenant Improvement allowance. Dollar amount per square foot that the landlord contributes toward building out the space for the tenant. Negotiated upfront. Office: $30-$80 PSF typical for second-generation space. Retail and industrial: lower.
What is percentage rent?
Common in retail leases. Tenant pays base rent plus a percentage of gross sales above a breakpoint. Aligns landlord interest with tenant success. Negotiation focuses on the breakpoint and percentage.
Can the landlord force me out at lease end?
Generally yes - commercial leases do not have the strong tenant protections of residential. Renewal options must be negotiated upfront. Without them, landlord can refuse renewal. Watch for renewal terms in your initial lease.
