Engineering work documents the conservation value. Qualified appraisal determines diminished land value (the deduction amount). IRS scrutinizes appraisals; we use highly credentialed appraisers with conservation easement experience.

Easement document recorded with county recorder. Permanent restriction runs with the land. Donor receives appraisal-supported deduction. Coordination with attorney specializing in conservation easements.

About the Conservation Easement Service.

What is the difference between WOSB and EDWOSB?
WOSB (Woman-Owned Small Business) requires only woman ownership. EDWOSB (Economically Disadvantaged WOSB) adds economic-disadvantage tests: owner net worth under $850K (excluding primary residence + business), AGI under $400K, total assets under $6.5M. EDWOSB-eligible firms can compete for additional set-asides.
Can I be both WOSB and EDWOSB certified?
Yes - EDWOSB is a superset. If you qualify as EDWOSB, you also qualify for WOSB-only set-asides. We typically apply for both together.
How long does certification take?
SBA reviews take 60-90 days on average. Rush processing available for additional fees. We manage the timeline + respond to SBA requests.
Do I need to be self-certified or SBA-certified?
As of 2020, self-certification is no longer accepted. All EDWOSB firms must obtain SBA certification through certify.SBA.gov. Self-certified firms have a grace period to convert.
What if my net worth exceeds $850K?
You do not qualify for EDWOSB but may still qualify for WOSB-only set-asides. We help with both. Asset structuring (trusts, primary residence equity) can sometimes bring net worth under the threshold.
Does EDWOSB cert require small-business size?
Yes - must meet the SBA small-business size standard for your NAICS code. If you exceed the size standard, you lose EDWOSB eligibility (regardless of woman ownership). We monitor size as you grow.
