Who can file a mechanic's lien?
Contractors, subcontractors, sub-subcontractors, suppliers, and design professionals (architects, engineers) who provided labor or materials for the improvement of the property. Some states limit to certain categories.
What is the deadline?
State-specific. From the date of last work or last delivery: CA 90 days, TX 4 months, FL 90 days, NY 4 months for residential / 8 months for commercial. Many states 30 days for subcontractors. Miss the deadline and lien rights are lost.
