About the Property Deed Transfer Service.

What is a quitclaim deed?
Deed that transfers whatever interest the grantor has in the property, without warranties. If the grantor had clear title, the grantee gets clear title. If the grantor had clouded title, the grantee inherits the cloud. Common for non-sale transfers.
What is a warranty deed?
Deed that warrants the grantor has clear title and will defend against title claims. Standard for sales because buyer wants the warranty. More expensive and more formal than quitclaim.
When do I use a quitclaim?
Divorce transfers (ex-spouse quitclaims to other spouse), family transfers (parent to child), LLC contributions (individual to single-member LLC), removing a co-owner. Anywhere title issues are not a concern.
Does a quitclaim affect the mortgage?
No. The deed transfers ownership of the property. The mortgage is a separate obligation; transferring the deed does not transfer the mortgage. The grantor remains liable on the mortgage even after quitclaiming. Refinance is the cleaner exit.
What about property taxes?
Transfer may trigger reassessment (especially in CA under Prop 13). Family transfers often have exemptions; LLC contributions may or may not. We flag the issue but recommend tax counsel for valuable properties.
Is notarization required?
Yes. Every state requires notarization for deed recording. Remote-online notarization (RON) available in 40+ states. Otherwise, in-person notary required.
